William Karstetter was born and raised in Bixby, Oklahoma, where he still lives today. He studied entrepreneurship at the University of Oklahoma (2013-2017), but he'd been building businesses long before that. As a sophomore in high school he coded and launched an online auction that pulled in 3,000 members nationwide in its first two weeks, all organic. Through college he tried everything a restless builder tries: e-commerce, a car-media YouTube channel with a hundred-plus videos, buying and selling furniture at scale out of a rented storage unit.

After graduating he took a sales job at a Tulsa HVAC company, and hated feeling stuck. In 2017 a friend introduced him to real estate. Will went all in: at the office by 5 a.m. reading Bigger Pockets, taking every full-time investor he could find to lunch, and sending his first direct-mail letters on September 1, 2017, his birthday. He contracted his first house that same month. A few months later he closed on a 48-lot mobile home park in Ponca City, and turned it around by doing the work himself. That relentless, roll-up-your-sleeves approach became the DNA of everything Spark has built since. His why is simple: real estate let him lean into the person he was built to become, and create value for his family, his team, and the Tulsa community along the way.

Sam Sendgraff

Sam Sendgraff

Co-Founder, Spark Equity Group

Samuel Sendgraff was born in Dallas and grew up in Cleveland, Texas, where he graduated high school before earning an engineering degree from LeTourneau University in Longview. He started his career as an engineer, working outages at nuclear power plants, including the Tennessee Valley Authority's Sequoyah plant near Soddy-Daisy, Tennessee and Comanche Peak in Glen Rose, Texas, then moved to Tulsa in 2011 for an oil and gas role at SCFM Compression Systems.

The engineering paid well but bored him, so he started studying the Tulsa housing market and bought his first house in 2013. Within a couple of years he was well past ten homes and still growing, expanding into churches, RV parks, and commercial and industrial buildings. That engineer's eye, knowing exactly what a building needs and what it will cost, is the operational backbone of Spark. His reason for building is simple: the more he makes, the more he can give away. Sam is a personal guarantor on every Sparos note. Outside of work, you'll usually find him fishing, hunting, or on the water.

Our foundation

Built on grit.

Grit is the foundation this company was built on. Turning around that first mobile home park meant driving an hour and forty-five minutes after work, renovating units by hand, and sleeping in sleeping bags on the floor of the homes we were fixing, then driving back to make our day jobs the next morning. We didn't have money or connections. We had a willingness to do the work nobody else would, and that same work ethic is still the engine behind everything Spark builds today.

The Spark story

From one mobile home park to $100M+ in eight years.

Our model has never changed: buy the assets nobody else will touch, in decent areas but badly neglected, and take massive action to make them better. We don't chase yield or run the cap rate. We take on projects we already know will be worth 30 to 40 percent more when we're done, which is how we've completed 600+ projects and never lost money on a deal.

2017
The leap

Will leaves a comfortable HVAC job, dives into real estate, and sends his first mailers on his birthday, contracting his first house that same month.

2018
First deals, done by hand

Closes a 48-lot mobile home park in Ponca City and personally renovates it. Adds three more parks and ~20 houses that year, then goes full-time in December.

2019
Will meets Sam

The two team up and begin buying, renovating, and holding single-family homes across Tulsa, combining Will's drive with Sam's construction discipline.

2020-2021
Finding the machine

They go all-in on single-family, scaling from a couple of houses a month to five-plus, and reach roughly 119 homes owned by the end of 2021.

2022
Spark Equity Group is born

They rebrand to Spark Equity Group and buy 108 houses in a single year, building out a full acquisitions-to-leasing team.

2023
Expansion

With Spark Homes running like clockwork under a dedicated manager, they launch Spark Industrial, a ground-up storage development, a 92-unit apartment renovation, and their first land-development deals.

2024
Focus & stabilize

They finish and stabilize the storage facility and apartment, then sharpen the business around the two things they do best: homes and industrial.

2025
Maximize

A record year in industrial, roughly 75 more homes through Spark Homes, and the acquisition of 343 acres for a five-phase development in Bixby.

2026 & beyond
The long game

Scaling Spark Industrial toward a nationwide platform, with a long-term goal of building a real estate company that owns a billion dollars in assets.

We've planned for the question sophisticated investors always ask: what happens to my money if something happens to you? Sparos is built so your capital comes back regardless.

  • Transfers are being automated so redemptions don't depend on any one person.
  • A standing power of attorney authorizes our operations lead to return investor funds if a principal is incapacitated.
  • More than one person knows how to run the platform end to end.
  • The personal guarantee survives us, it runs to our estates.
